Two key points from the TCU website:
(1) All $105M has come from donations.
(2) They haven't done a major renovation on their stadium since 1956 (54 years).

I am also guessing if they do build that red turf stadium, that they will use better turf than the carpet that was in Boise. Back in 02 that stuff was horrible circa 1980s blue carpet with concrete underneath.

(3) Both likely want to move up a level in the near future and advancements in their football facilities needs to go with that.

Technically, TCU is expanding their capacity by about 6,000 seats. 40k is the normal capacity but for big games they will arrange it such that it holds 50k+. I'm guessing they will still fit more than that in there when necessary. I think their current record crowd was already 50,000+ even with their 44k listed capacity.

I will say it again...these projects are not necessarily about the expansion of seating (although sometimes that happens)...they are primarily about the expansion of revenue streams.
That is why these projects cost so much...adding seats is relatively cheap...adding amenities that people will pay extra for (suites / club seats / etc.) is much more costly...but rewards you with a long term revenue stream.
By the way, for all their recent success, TCU is not a very strong draw at the gate.

(1)That explains the question I had about where all the money was coming from. TCU just built a handful of new dorms and a new student center. They also just gutted and completely renovated two campus buildings. I couldn't believe that would have that much $ to do a stadium renovation too.
At the games I've attended their attendance was far less than ISU's.
(2) They did add some luxury boxes and seating to the south end zone two years ago. In fact, the original ones collapsed during construction.
