That's how I've originally felt about it, but I grew to love it. It's a mythological narrative though, covering thousands of years...it would need to be fleshed out 20X to work in film form.
Some stories are (partially) fleshed out in Unfinished Tales. A good read for Tolkein fans. The Turin story is worth buying the book alone. The History of Middle Earth volume 10 also expands on things.

The Tolkien estate owns the rights for a movie. The family isnt a fan of the movies, so basically the simarillion won't happen for at least 100 years or so.

Two would have been quite natural if they played up the Battle of Five Armies in the second film. Frankly that's something a lot of readers have probably always wanted.
It could end up being one of the only full length books where reading the book is faster than watching the film. (enter bragging about how fast people can read)

When they're done...I'm already trying to imagine going to the local theatre....for an 18-20 hour marathon of 3 Hobbit and 3 LOTR films shown in succession!!!!

I just dusted off my copy of the Hobbit because of this thread! I'm so excited that I might even track down the old cartoon movie.

From what I've heard is that Jackson was really happy with the way the 1st and half of the 2nd looked. He took it to the studio and they agreed to make it into a trilogy. They are going to take additional text from addendum that were written after the fact and stretch it into a three parter.

Yep...in his interview he was essentially saying there was just way too much good material...it almost demanded a third film. Further, the material in the appendices is extensive and it implies that a lot of other stuff is going on in Middle Earth during the Hobbit's events. Events in Rohan and Minas Tirith, the exploits of Gandalf's fellow wizard Radagast the Brown...BTW, I'd nominate Laurence Fishburn for that role...and perhaps even some material on the machinations of Sauron (known at that point as simply the Necromancer of Dol Guldur) in re-establishing Mordor.

heard/read somewhere that they spent more on the first hobbit movie than the three LOTR movies combined.

There's definitely the material there to make this a three parter. I'd rather they push it out and tell more story than try to cram it into only 2 films. That being said, with what the first 3 made, what idiot studio exec would say no to Jackson when he comes to you with a plan to make more money?
