Where to Invest Next, after Roth & 401k?

So I am maximizing my 401K benefits and my Roth IRA contributions. Where is the next best place to invest my money?

Mutual Funds?
Pay off my $130,000 3.5% mortgage? (Have over 20 % equity already, so no PMI)
Buy real estate or farmland?

Looking for some guidance, I know there is not necessarily a right answer, but any thoughts are welcome.

I am pretty conservative investor, and am strongly considering paying off the house. But the interest rate is so low it doesn't seem worth it.

Get rid of any debt first, that's almost always the best long term investment. I would advise to start with your smallest debt and work your way up.

Definitley pay off any and all debt first. Next make sure you have a good amount of cash in savings for an emergency fund. Are you married? If so, you can max out a roth IRA in her name as well.

Not a home-owner but like to get people's opinions on this as they tend to be all over the board. I hear that it's good to hold onto your mortgage as you get a tax break on the payments but I can't stand carrying debt. Is there any reason you shouldn't work aggressively to pay off your mortgage in this scenario? I hope to be in the OPs exact position in a few years (max my contributions to both already and likely will be moving into a house) and am curious what current home-owners think
