I don't know how it is closer to Des Moines, but farmland prices are fairly high a bit farther north right now.

I don't know what rents will do? I don't think I've ever seen any land sit empty because it couldn't be rented - but you might not get what you want for it later on because crop prices are much lower than they were earlier this year.

Look in the southern tiers of counties. Land is high but with the economy tanking you should be able to find something. If I was looking I would try the Floris area (between Ottumwa and Bloomfield. It's really in the sticks, lot's of timber, poor farm ground.
Find yourself a good CPA (not me, I'm not good with the farm "stuff"). You can usually rent it out, and write-off a good portion of your trips there as business expenses. It usually turns out to be a personal cash flow positive but tax loss. TykeClone can probably give you a lot more insight.
Good luck finding a good price, some ground near my folks out in rural Dallas county that we knew a few people were looking at for hunting ground was auctioned off this year and it no saled with a highest bid of $3500 an acre for about I think a 40 or 80 acre bit of land I think. Part of it was tillable but not very good crop ground as it was on a hillside that had been terraced off and the rest (probably half or more of the total acres) was wooded areas and the back part of the property basically a steep hill creek valley. Good hunting land surely but the owner felt it was worth more than that. He sold another parcel down the road that was pretty decent crop ground with no trees and a few small hills to Stine Seed for around $6700 and acre I think.
What are you hunting. South is good for deer and turkey, not usually good for pheasant.
Deer and Turkey... Maybe pheasent... There will probably be four of us going in on it as a couple other players want in... We have talked about putting a cabin on the land too. We would like to get between 100 and 300 acres with mostly timber, some food plot and hopefully a stream and/or pond.

My cousin just sold some of his land just south of Carroll and it went for $5,600 an acre at auction! I couldn't believe it when I saw that price. Granted, most of it was farm land, but still, $5,600 per acre!
