What counts as finished square ft? I have a 4 seasons room that we "finished" and made it part of the main home. Looks just like the rest of the house. Does it need HVAC runs to count, or is it determined by the seller/realtor?

Technically to be included in Gross Living Area, GLA. it has to be a main part of the home and have permanent heat source, usually at least one duct. Also, an important caveat is that the entire room must be above grade otherwise its basement finish. Most realtors will just throw it all in with the sq ft on the MLS but that varies by area.
