I just posted on another thread but I just don't get this project. Not enough population and crappy weather for outside dining Nov to April. But I'm all ears.
It won't be all retail.

If he can get donor money to pay for it and sustain it then kudos to Pollard. Sounds like a hell of a tax write-off for the donors.
It might be an income play....

What if the Foundation/donor contributes $25 million (probably fair number) for infrastructure costs and get a 2% return forever? That's how this deal will get completed.

Last thing said about it was it would be a lease by a developer. So there would not be a so called donor input needed.

Basically a developer would lease the site from ISU, ISU would have development oversight, and the developer would build and develop the project and area as agreed. The lease would be for X amount of years and provide a set payment structure for said years.

Thus the developer is responsible for developing, maintaining and filing the space as required by agreement. And ISU gets a guaranteed payment for the number of years.
The developer is able to rent/lease spaces to bars, breweries, retail, banks, hotels and other businesses and make a profit and manage the property, and the University does not have to deal with those management tasks, and gets the income it needs.
Very accurate. The complicated part is getting the infrastructure costs covered before it can be a real estate development. The dirt must be "shovel ready" before conventional transactions will happen.

I'll be very curious to see if the Toppling Goliath rumor ends up panning out. That's a destination that would sustain year-round traffic.
Oh?? That would be cool. Aren’t they opening a destination brewery in Des Moines though?

I honestly think we have more parking relative to seating capacity than just about any other CFB program.

This is awesome, but I think it will actually be better for basketball games.

I remember a few years ago someone complaining about parking at JTS.

Uh huh. We're beyond blessed with the parking situation at our stadium.

You could replace that parking pretty quickly by adding lots east of MWL.
While I did mention intramural fields, I meant the ones by the G lots. I would not be in favor or running onto campus. Lincoln creates a nice separation of the cytown and campus. It also leaves the close intramurals alone

Hasn't Jamie said that parking would be net positive in the end or at the very least equal? And more spaces will be paved once complete?

I thought that's what he said the last time they had an announcement on this but I guess we will see Monday if that still holds true.
He did say that.. although it could change in the end. It is just that people don't like to listen and also don't like change.
