Curious to the REIT investors out there. Are you chasing total return with that allocation via NAV growth, or a large, sustainable dividend to drive cash flow?

I know the perfect world is both, but curious to hear thoughts from those either considering or invested in the space.

Commercial real estate values (in total across the country) are down 20% with the increase in interest rates. Might be a good to to buy on a dip, but where are CRE values going with AI, work at home, etc?

I would chase yield of triple-A-type-property funds.

I used a broad based vehicle like VNQ. My experience was reits were more volatile than the general stock market so a buy sell program works well with them. Something like Robert Lichello’s system. Currently popularly called AIM.

My experience with REITs are liquidity is such an issue that the dividend is most important.

Dividends are not free money. Distribution of dividends cause the share value to drop by the same amount

If that chart is just the share price index, then it already factors in years of ex dividend date price drops for the companies in the index, without accounting for what the investor did with the dividend.

For the person that posted that chart, it might be simpler to download the data from a source that assumes dividend reinvestment. Something like ^SP500TR

Dancing with the debt ceiling. They gotta get a deal done right? Even if its a 3 month extension. I gotta believe if they aren't dumb and default that we would see a nice relief rally.

Anybody else been in NVDA and the likes of AMD or other chip makers?

Kind of where I sit with Fundrise. I don’t have quick access to liquidity but that’s not really why I invested there. The growth has been great.

I officially retired today, 34.5 years in IPERS, my wife retires tomorrow. First IPERS check should be deposited in June.

So glad to be out of the education game after all these years.
Gonna stay retired or pick up a part time gig?

Stay retired, if I get bored, I will pick up golf again or something else to keep me busy. No subbing for me, do not need the money and have enough of being around kids more excited about the social life than an education.
Congratulations and thank you for dedicating your career to teaching.
I have a lot of teacher friends that started retiring 5 years ago. They couldn't wait to get out. Combo kids and parents.

I'm down 5% in fundraise. And that's based on what they tell me their investments are worth. What is this growth you speak of.

How long have you been invested? It’s been about 6 or so for me.
