I’m actually related to them through his dad’s side. As I grew up near Harlan and he grew up in Earling.30 Hop owner is an Ames High grad, his parents still live in Ames. Seems like they are focused on bigger markets than Ames, but it would be awesome if they came to CyTown.

In a land lease, u do build the building out of your own or borrowed funds and sign a lease for the land; hence, two payments. In a normal landlord situation, the LL's rent (single payment) covers both the land and the improvements (building).
Every building at cytown will be on this structure. McFarland Clinic's structure reflects this. Land leases can be difficult, but this structure is common in these situations.

Jamie is on the record that every deal in cytown was going to be a land lease from day one. Maybe TG was hoping for a normal LL structure. Not possible that Jamie said anything different.Possibly
I agree with almost everything here, but can't get past calling Big Grove & Confluence the best breweries in Iowa. That's a WILD opinion when either of them would be no better than 3rd in Decorah alone.I feel like CyTown would be a massive failure if they only had one eating/drinking establishment. IMO there has to be a big brew pub/brewery. While I think that Confluence and Big Grove are the best two breweries in the state, I'd be all for Barntown. They're just not as well known because they don't really distribute like the bigger breweries. But when I've been there, the beer is great and so is the food. What I'd really like to see is the Iowa Tap Room set up shop there. Then you get all of the Iowa beers plus good food plus regular domestics. A 30 Hop would be good, but it is kind of generic compared to something that is really "Iowa".
Now, I'd love to see a sports bar type place as well. Something like DJ's Dugout in Omaha where you have a ton of TVs and the regular pub grub menu. If somehow they talked Zmolek into opening a People's there, I might quit my job and move back to Ames. Would also love to see a dive bar type place there. Something like the Locust Tap or the Tip Top would be cool even though it's a little trashy. All places would need outdoor seating or at least drink service on gamedays. I mean, how cool would it be if Kelly's opened a place there with the pizza place attached? They could freaking print money.

Never apologize for a post on this site.Hmm, I don't recall to what post I responded with this. I've always been a supporter of JP's achievements and don't recall that I've doubted his work for ISU. Maybe my previous post came across that way. If so, I'm sorry for it.
I was at a craft beer festival a few years back and was talking to someone high up at TG. He said that they were frustrated with the Drake neighborhood delays and were intrigued about the empty brewery building that Kinship foreclosed on. Might be smart to focus on brewing though with as popular they are around the beer snob world. I even saw some of their stuff in Norway a couple years ago.In the announcement TG said they were focusing on brewing, no longer expansion.
Probably still a slight possibility but seems unlikely.
