Home buying questions I should know, but I don't

We've been in the same house 20 years, and we're thinking about selling and upgrading. Since it's been so long,I have a few questions:

1. I currently have a mortgage, but we only owe $25k on the mortgage. I didn't pay it off early because it's 2.75%.

2. I'll have enough saved that once we sell our house, we won't need a mortgage for the new house. The new house will be a new model.

What does this process look like? Do we make a contingent offer on the house based on the potential sale of our current property? How long do these go for? Do builders usually go along with these contingent offers? Do i need to put any money down?

Since I won't be getting a mortgage, do I need an assessment? Anything else I can skip out on?

What are people paying to move these days? From one DSM suburb to another, 2,500 sqft house, etc.. Movers you would recommend?

Anything else I should be aware of.

Not a question, but my god the Des Moines metro has high property taxes.

What are you growing this year?

I just got done pruning my seedlings after some prolific germination this year. I usually do a few seeds per pod to help germination rates but I had multiple pop through in nearly every pod.

My seed planting this year:

I have some quite leggy tomatoes at the bottom which concerns me a little but I’ll go the burying the stem route when I repot to the next container and likely again when I move them to the final container.

Also as you can see, only 3 pods didn’t germinate out of 72. All the same plant, the Carolina Reaper, which were free seeds from the pepper seed haul AND they’re known for taking up to 45 days to germinate so having one healthy looking guy after less than 2 weeks is pretty decent in my book. Maybe the rest will come through.

I absolutely do not have the space for all these to go to full maturity since I am balcony gardening in downtown Chicago. The plan was gonna be 5ish of the best looking plants as more of a testing season. But I might try for 10 now, don’t think I can fit 1 of each type (18) out there but maybe we’ll create an urban jungle.

What's Up Fellas? Your friendly Arkansas State fan is back.

After the game last year in Ames, you might think I'd have zero hope for your visit to Jonesboro this year.

You'd be right! But even so, I enjoyed getting to know you guys last year, and actively watched Iowa State any time I had the chance. The comeback and last minute defeat of Miami to finish the season was one of the best bowl games I watched.

For those of you making the trip, I will be happy to make recommendations for food, drink and debauchery. You will find that Craighead County is the wettest dry county in America. I think you will also find the tailgating and stadium to be better than expected.

As for the game, I really wish it wasn't at 3PM! Woof. I fully expect you guys will be in the Top 15, and I would think the atmosphere should be pretty fun but it's gonna be hot.

You might have seen that we limped our way to 8 wins last year, but we've had such a major roster turnover, most of us don't really know what to expect. The key skill players are still in place, but almost everything else has seen a shake up. Even though I don't think you saw a great showing from us last year, we are cautiously optimistic to be able to keep it a bit closer this year, which probably means Iowa State by 60.

The week prior, we will be facing the Arkansas Razorbacks for the first time in history. There was a previous longstanding policy of the UofA not to play in-state schools. The game will be in Little Rock, and emotions will be elevated. I have no idea what to expect, but some of it will surely carry over to the Iowa State game either way.

Hour of ‘24 Highlights

I thought that there was a thread on this, but apparently not. Big XII highlights of ISU from ‘24, minus the Iowa game.

About the time Rocco was hitting Noel deep downfield against Baylor, I realized that I had tears running down my face.

The ‘24 season was great. It was memorable. It was awesome.

Could we do it again, please? Only this time, without the injuries.
