How will a sports medicine office, brew pub, and outdoor restaurant survive??

1) Convention traffic from the hotel and convention center
2) Iowa State and Ames have events ALL summer long like campus visits, incoming freshman, Special Olympics, etc.
3) Research park office space brings people to work in the district daily

It will slow without 35K students. But also could keep students in Ames over the summer with employment opportunities.

Lots of positives here for the city and region

I'm pretty sure the orientation on-campus housing is at MWL. You can bet they will have some events at CyTown for families and incoming students throughout the summer. Easy walk and they'll wanna show it off.

Still a little sketchy on timelines and revenue projections. Going from memory, Pollard's quote was something like: "We expect that after full build out, over 20 years, to generate $200M in revenue from CyTown." It wasn't obvious (to me, at least) whether he was saying that full build out will take 20 years, or in the 20 years after full build out it will generate $200M.

I would hope we're not talking about a 20 year timeline for full build out.

If infrastructure and the south 1/2 of the project is complete by the 2025 season, I doubt it will take 17 more years to complete.

Watching the fly-through makes me want to see a version of the same but shown December 1 through March 15 just to see what they think it'll look like then.

Ames does have permanent residents. Also, corporate meetings, outdoor concerts, maybe a farmer's market type deal, etc. There are a lot of ways to drive traffic there beyond the normal day-to-day. And yes, it will be slower in the summer and get the majority of their revenue during the school year.
This. University Ave is one of the busier roads in town. I don't know how much foot traffic there will be, but a ton of people drive by that location every day, even when the students aren't in town.

Can someone confirm if Mary Greely's ER is being overrun?
They actually did a pretty massive expansion of the ER a few years ago, and capacity was dramatically increased. That said, game weekends are always busy at the ER.

Few assumptions I have (some may be confirmed, I couldn’t watch the press conference):

1. The tenants that are already lined up or close are in the medical complex and brew pub on the south. That part is talked about with the most certainly and why they are starting on the south.

2. The CySuites are essentially a way to get contributions from individuals and companies. They contribute money towards the project (25% of the total) and in return get a 10 year lease on one of the 20 suites that’ll be built. An easy way to inject some early capital into the project to help with infrastructure and construction.

3. There will be a reasonable amount of office space which will be like an extension of the research park (which is in demand). I would assume a lot of the second & third floors of the buildings.

4. The hotel/convention space is a little ways off. I’m assuming they’ve been told they need to see some of the development happen first.

I really think the hotel could kill it. The clusters of those on the NE and S sides have zero nearby amenities.

Also they should just keep the name as the Iowa State Center District or something. Let it be named organically. CyTown is kind of lame but whatever not a big deal
