I list homes for as low as 5%. 7% is not the standard anymore in most places.

Having been an agent for 10 years, Other agents and I laugh at comments related to real estate agents going away. The public has zero idea of what it takes to properly market and sell homes, let alone keep deals together and get clients to closing. If they saw the fires we constantly put out and all the work that is required to be good at this profession, they would stop talking.
There is a reason that 8 out of 10 for sale by owners end up hiring an agent.

I'm no realtor, but in the house range ive been looking in (a little smaller than this), the finished basement seems to be a 20k difference at least in the listings (ie its been the difference between a 200 and a 220k home)
