It's a problem everywhere. Only a small percentage of people that have filed claims are actually receiving benefits.
It does suck, but they will get those benefits eventually. It’ll all be retroactive. But I realize people need that money right now. Our unemployment departments were not prepared for this, but it’ll be a good learning moment for them going forward.

While I think it’s important to give people leeway and stuff on rent and mortgages I’ve seen people suggesting landlords should just forgive these months. Sorry but that is bull crap. We should work out agreements with people to deal with these months.

This is another case of finding a middle ground.

My car dealership clients have halted their "buy here pay here" programs because people were coming in wanted them to forgive their car loans because of the pandemic.

Like I just can’t even fathom the entitlement of those people. I read of a landlord whose entire building was trying to work together to just not pay rent for 3 or 4 months.

Any landlord that tries to be cruel now frankly deserves what they get but not all of them are bad.

The dealerships would have worked with them to defer payments for a month or 2, but forgive the entire loan - no f ing way

Wait until all of this is over, and all of a sudden these folks just going back to work will be expected to pay all of their back rent.

you want to see a true nightmare

Property companies don’t give a **** about their tenants beyond that rent payment. It’s going to be brutally bad. Especially when that second wave hits around September.

I’ve tried wearing one twice now. It’s basically a homemade surgical type, one set of ties at the top, another at the bottom. I found myself having to adjust it so often, necessitating me touching my face and/or the mask, that I decided I am personally better off not wearing one.
I would agree with that for the most part. You could mitigate by washing hands/face before/after use, but if you keep having to touch your face while using it... yeah, that's not helping yourself any.

there are several on here that say not wearing a mask for them is better than wearing a mask. It’s not because the point is to keep you from infecting others. So own it. You’re not wearing a mask because you don’t want to and you’re willing to risk others.

How do you think constantly touching the mask isn’t going to spread it? You’re touching the thing that is catching everything you spit out. You’re then getting it on your hands and touching things.

Seems like the solution would be make/buy a mask that you don't have to touch all the time rather than just say masks are dumb I'm not wearing one.

I’m saying it’s better than not wearing it even if you mess with it (and the more you wear it the less you’ll mess with it).

experts aren’t saying don’t wear it if you touch it. They are saying wear it.

I don’t really care who wears them. But to act like you are doing the better thing by not wearing it is stupid.

Although my education/background is more in bacteriology than virology, I think I know a thing or two about how this virus is spread. My last few years with the federal govt I taught Asepetic/Sterile sampling techniques. I'm fairly confident in saying people like you who view masks and/or nitrile gloves as some sort of magic bullet are a lot more dangerous than I am.

Are you currently doing appraisals? Just asking because our refinance is on hold because we were told appraisers don't want to go in peoples houses.

Yep, but I have heard from one or two around that won't do interior inspections. I thought about not when this started but we are still going with very little change. It helps that it seems like few people around here even noticed something was going on so they don't care. Not many people even wearing masks. As it should be these things should be up to the business and home owners.

You should head out to the CDC. They need some retraining in this area.

I’m not against masks in general. I think we should all wear masks when sick in the future. I just don’t think people who don’t have any symptoms should wear a mask if they aren’t able to not constantly adjust it. Hopefully as people get used to wearing them when sick it will be normal and we won’t have issues.

If you can wear a mask without adjusting it then absolutely do so.

I think some smart ones that can handle it will be willing to eat some losses to keep long-term tenants in vs. trying to evict people and getting new tenants given the economic reality. From a pure business perspective if you think someone is going to pay moving forward forgiving a month or two might be a better business decision than trying to find a new renter.

There are plenty of smaller rental owners that by the time they pay taxes, mortgage and all of the fees that the cities require, they have little or no cash flow. They are just covering costs and getting some of their principal/equity as their profit. A lot of those people are probably also better off forgiving some of their rent to keep tenants in, but they can only do that to some extent or they can't pay their bills.
