Parking ramps are expensive but if they can somehow include one that would be huge. If Jamie really wants to copy P&L the underground parking ramp they have is the best feature and would be huge to supplement the lost football parking + more parking for basketball games.
Water table is too high

I know it is in the pit of the devil, but the area around Backpocket Brewing in Coralville does pretty well year round. Decent restaurants and retail.
I had my wedding there this April when nothing was going on Athletics wise in IC, and all of the restaurants and shopping were constantly busy. Especially Backpocket and 30Hop.

This success of this project will be all about who moves in to the area. Like mentioned by others, a great local brewery or two moving in would crush year round. Just look at the numbers all of the taphouses do in the DSM area.

Not sure about the water table but I do know there is actually a parking garage in the Netherlands that is used as flood control.
Yes, they have. They are experts at their system. Their system isn't our system.

I know the hotel they had in the original plan showed a parking ramp as well.

Reality is this is not likely to be on either end of the spectrum people are discussing. It will be more successful than only seeing traffic during MBB and FB… but it won’t be “amazing, spectacular, destination worthy” like others are saying. Like everything, it will be in the middle – the only question is will it be enough to turn positive revenue at a level that makes a meaningful difference. Really only time is going to tell that.

I think it has some things going in its favor – central to various residential areas, close enough for post-work traffic, other events in the ISU Center, families visiting, etc.

It also has some things going against it – similar places like Somerset already struggle, Hilton will likely continue to have little in the off-season for big attractions, many fans don’t show up early enough on weeknights to BB to create a hugely consistent crowd, etc.

The major question I have isn’t about traffic – but what are the revenue generating projections for both a conservative and optimistic result? Hotels and restaurants are notorious for struggling to create large surplus revenue that doesn’t go back into upkeep and overhead. Can it make enough to help the bottom line?

You could replace that parking pretty quickly by adding lots east of MWL.
We pretty much have already replaced the parking that will be lost by moving/adding the RV lot. and adding new parking around Hilton/Stephens.

I've wondered if some additional space could be gained by putting in underground drainage and paving over the ditches in between lots.

Didn’t know so many people have never been to one of these entertainment districts and have no idea what they actually are. Not keeping most from commenting though.
These things exist. Mostly built by the same company. All over the country and do quite well.

My thoughts exactly. Comparing this to say something like Somerset shouldn’t even be a thing.
